Our Process

Pre-construction / The Starting Line
Once your purchase agreement is finalized, your home is placed on our start schedule. It should take about two to three weeks before you see something happen. During this time we'll be working behind the scenes ordering the permits, engineering & staking out the foundation. You’ll also receive our New Home Organizer, our step-by-step guide to help you track everything needed until you move into your new home. Most importantly, you’ll have the chance to review your plans with your Construction Manager to make sure everything is just right before we start construction.
A Solid Foundation
We start with a solid foundation, as footings are set, rough plumbing installed, and steel rebar is laid. Then we allow the concrete foundation to cure maximize its strength, durability, and stability; providing your family with a solid foundation. Condev goes the extra mile and tests your concrete slab several times throughout construction to ensure it meets our rigorous building guidelines.
Framing Starts to Take Shape
Next, we layout and frame the walls. Then the walls are reinforced, the trusses are loaded and the roof is sheeted. What was once just a concrete slab now becomes a three dimensional space. This is the time when your new home starts to look like a home.
Wired for Electrical, Ventilation & Plumbing
Now we install the ventilation, and plumbing. Then the roofing materials and windows are placed and the electrical wiring is installed. Any pre-wiring selections you may have for equipment like surround sound, flat screen TVs or specialty items will also be installed. At the conclusion of this step, you'll meet with your Construction Manager to "see behind the walls" before we close them up with drywall.
Getting Closer with Insultation & Drywall
Next, we install the insulation and drywall as your home is getting closer and closer. Rooms begin to take shape and you can now get a sense what you visualized on your floor plan. It’s at about this time that we’ll go through a checklist of items you’ll need in place to take ownership of your new home.
The Details Start Inside & Our
It's all in the detail, as we install your base-boards, door jambs, doors and window sills and then paint the walls. On the outside, it starts to take shape with exterior stucco and architectural details.
Cabinets, Countertops, Door Hardware, Plumbing & Electrical Fixtures
Now you will find the cabinets, countertops, door hardware, plumbing and electrical fixtures are installed.Outside we're laying the driveway and completing the roof as it is beginning to look like a home.
The Finishing Details – Inside & Out
Next we finish the details inside and out, as the flooring is installed, the paint is touched up and the landscape is installed. Depending on the amount of customization, our Construction Manager may schedule a preliminary walk-thru at this time. This is not your New Home Orientation yet, it’s to make sure that we’re getting every detail just right for you.
New Home Orientation Tour – Welcome Home
The countdown is over. The work is done, as we conduct the New Home Orientation Tour. At this tour we perform a room-by-room tour to demonstrate the operating procedures of the key components of your home as well as review the warranty service procedure. Normally, this orientation occurs three to five days before your closing so we'll have time for any final touch-ups before we hand over the keys to your brand new dream home. Congratulations!
